Modular ventures don't fail on ideas. They fail on execution.

We help developers deliver modular projects, and manufacturers build the plants behind them — strategy, capital and hands-on delivery, as one integrated team.

Four ways good modular ventures come apart.

The line never reaches its number.

The plant was designed for 200 units a year. It builds 130. Everyone is working hard, the order book is fine, and nobody can say exactly where the other 70 went.

The project stalls between design and money.

The drawings are done and the site is ready, but the lender does not know how to advance against a building that gets made in a factory two states away.

The cost advantage disappears into change orders.

Modular was supposed to be faster and cheaper. Then every revision hit the floor mid-build, unpriced, and the margin went with it.

The crew has nowhere to sleep.

The compute is funded and the interconnection is signed. Then someone works out the site needs 3,000 tradespeople in a county with 400 hotel rooms.

Most firms sell one of these. We do all three.

Strategy

Clear thinking, before the money moves. Feasibility, development planning, product design and the business case — whether you are deciding what to build or deciding whether to build it modular at all.

Capital

Smart allocation. Built to grow. Project and operating capital structured by people who understand why off-site construction breaks a conventional draw schedule.

Explore capital

Execution

Disciplined delivery. Plant systems, manufacturer selection, project management, data systems, supply chain and workforce housing — run by people who have managed the development and designed the factory.

Seven disciplines. One point of contact.

  • Development planningFeasibility, entitlement, conceptual design, project costing.
  • Manufacturing & plant systemsLine design, throughput, quality gates, automation.
  • Architecture & engineeringProduct development and design for manufacture and assembly.
  • Manufacturer selectionChoosing the plant, then holding it to the schedule.
  • Project managementFactory scope and site scope, joined up and on schedule.
  • Data systemsOne source of truth for cost, schedule and production, in the plant or on the project.
  • CapitalizationProject capital, operating capital, investor readiness.

Only who you need. Only when you need them.

Hiring a full team is slow and expensive. A large consultancy sends juniors. A single specialist solves one problem and leaves the rest. J2 is a curated network of senior practitioners — you draw on the disciplines your project needs, for as long as it needs them, through one relationship.

And we sit on both sides of the transaction. We spend our weeks inside modular plants and on development projects. When you are choosing a manufacturer, negotiating a schedule, or working out where the cost advantage went, we already know what is happening on the other side of that conversation.

Operational Fitness Assessment

For manufacturers. Fifteen questions, about three minutes. Your plant scored across five domains, with the three places we would start. No email required to see your result.

Modular Feasibility Snapshot

For developers. Unit count, type, location, target timeline. An indicative cost and schedule range against site-built, the risk flags worth knowing about, and an honest suitability rating.

Engagement snapshots

Engagements are confidential, so these are described without naming clients. The disciplines, approach and results are real.

A network, not a headcount.

J2 works with specialist manufacturers, technology providers and delivery partners across North America. You get the right discipline on your project rather than whoever happens to be on our payroll.

How we staff engagements

Things worth knowing.

Working notes on where modular pays, where it does not, and what actually breaks when it goes wrong.

We have been on both sides of this.

We have managed multi-family developments through rezoning, design and construction — including a project converted from conventional framing to volumetric modular partway through the programme. We have also designed modular building systems and the plants that produce them.

That combination is unusual, and it is the reason J2 exists. Developers get a team that knows what actually happens when drawings reach a production line. Manufacturers get a team that knows what the developer on the other end of the contract is worried about.
