You have a plant and a product. The question is whether they fit this market.

Housing is critical path. Almost nobody treats it that way.

Transformers get ordered thirty-six months out because everyone accepts the lead time is real. Accommodation lead time is measured in weeks and months — which is exactly why it gets left, and exactly why it becomes the thing that slips.

The other error is arithmetic. Peak headcount is not a plateau; it is a spike, and it lands late — during mechanical and electrical, typically between months twelve and eighteen of a two-year build. On a realistic curve, peak runs at roughly twice the project average. Plan accommodation to the average and you are short by half at the moment the schedule is least forgiving, and the shortfall falls on the scarcest trade on site.

The step into this sector is shorter than most plants assume.

Workforce accommodation is predominantly wood-framed volumetric or panelized construction — the same product family as residential modular, and directly adjacent to truss and wall panel manufacturing. If you are already producing residential panels, you are closer to this market than you think.

The barrier is rarely technology. It is operational readiness: whether the line can hold a compressed delivery schedule, whether the quality system will survive a specification written by a hyperscaler's contractor, and whether the capacity you would quote is genuinely available.

Frequently asked questions

Why does a data center programme need workforce housing at all?

Because hyperscale sites are selected for power availability and fiber routes, which puts them in counties whose existing housing stock was never sized for a construction peak of several thousand people. The workforce has to come from somewhere else, and it has to sleep somewhere.

What does a delay actually cost?

Commissioning slip on a typical 60 megawatt facility is widely put at around $14.2 million a month in lost owner revenue. Against that, accommodation is a rounding error that controls a critical path.

Does modular actually save schedule here?

Yes, and for a structural reason rather than a marketing one: the accommodation is built in a factory at the same time as the site is being prepared. Two paths running in parallel beat one path running fast.

Can our plant supply this sector?

Possibly. Workforce accommodation is predominantly wood-framed volumetric or panelized product, which is adjacent to residential modular and to truss and panel manufacturing. The barrier is operational readiness rather than technology — schedule reliability, quality systems and genuinely available capacity. Do you design data centers?

No. We do not do data center architecture, electrical or mechanical engineering, white space design, interconnection or critical systems commissioning. We handle the factory-built scopes and the people who build the site.

What does a workforce housing engagement involve?

A demand model in about three weeks — peak headcount by construction phase, site and utility assessment, and an indicative capital range. Then procurement strategy over four to six weeks, and delivery management through to occupancy and demobilization.
